There were outstanding pool & retaining wall permits, an empty backyard & interior floor plan issues. 3 bedrooms, 3 bathrooms.

All new doors (interior & exterior) windows, garage doors, floors throughout, all bathrooms & kitchen. Exterior paint, lighting, front wall extension to enclose deck from street view, pergola patio extension, all new landscaping, pool design & retaining wall.

On a private equestrian friendly street stood this 3 casita, 2.5 acre property with stables & tennis court. It was a 4 bedroom, 4.5 bath property.

The existing stables were converted to an office, a gym, and 2 of them were merged with existing casita number 2 to add 2 bedrooms. The carpets were replaced by poured concrete floors in main primary suite and in both casitas.

Pool was redone, spa moved, tennis court updated from grass to traditional, crushed oyster bocce ball court, putting green and party pavilion added.

Woodrow Wilson Drive was reimagined from housing a large family to being a home for a smaller family. Playroom converted to a den, kitchen redone, pool safety fence removed and new plants added.

1924 Mission Revival in Windsor Square. Converted a 2 bedroom 4.5 bathroom home into 5 bedrooms 4.5 bath. The floor plan needed reconfiguring, all carpet replaced by white oak hardwood floors to match the original floors. Windows and doors updated and added windows and doors throughout, kitchen and all bathrooms remodeled. Pool made smaller, custom designed pool tiles. Part of garage converted to an outdoor bar. Added firepit and gravel areas, all landscaping redone. Front yard added wall and gate to enclose. Olive trees shipped in, bocce ball court added.
